So far my opinion of our market is just like anywhere else in the boroughs.....EXPENSIVE!! I am currently looking for a multi fam where I will live in one and hopefully the other units will cover the mortgage and operating expenses. Everything I have seen is in the 400k plus range and needs ALOT of work. I mean the bronx housing stock seems very run down on the interiors as far as im concerned. I am not being too picky either, just plain run down. Then there are a handful of affordable properties but I would be paying half the mortgage and thats not what im looking for as of right now.

I had someone ask if I would be interested in becoming partners in a 3 fam rental prop he owns. He fell behind on the mortgage due to personal reasons and has since gotten his finances straightened out. He suggested that maybe we coyuld figure out a deal where I pay off the debt he accumulated in back mortgage payments, prob 20k or so for a 50% stake in the property. Also I have the option to live in one of the units. IDoes this seem like something worth looking into?

Just looking to hear from those who are having success in the Bronx. I just keep running into properties that the interiors are just completely run down. It seems like this is the norm though.

I know this post is old but I would be willing to bet that it is your expense. Knocking out the concrete from the windows is actually not that hard. If your lucky some companies just put a sheet of plywood over the windows and then smooth over with cement. This is real easy to remove. If its cinder blocks you will obviously need a sledge hammer and also if there are cinder blocks in the window frame then the windows were removed. Not the case with the plywood covered in cement.
