Speaking from my own experience, I would physically write out what you want to do in Real Estate specifically. If you want to purchase buy and holds, then firm that up so you can put a plan in place. In my own life, we are just really starting to get traction now because of lack of focus (we did have twins right in the middle of getting going though too!). If you write out what you want FROM the investments, that will also help you decide which would be the best route to take. If you want passivity, then buy and holds would probably be the best bet, if you want to be active and "getting in it" then maybe flips would be a better fit. When you clarify what you want from the investments, I have found it clarifies HOW I should go about getting the end goal, and then you can create a plan and then work it! Hey Stacey! Yeah, we would need to know the interest rate that is being offered, any additional points they are requiring, and if you are planning on holding the property long term, personally I would want to try and lock in the historically low rates we are currently at, however, if you are purchasing to reno and sell, then the ARM doesn't look too bad. Just my two cents!

REAPS is a club we are currently looking at and know a volunteer who helps the thing run and she has had nothing but great things to say about it. Also, they have a south sound group too for Pierce County. I would also be interested in seeing what you have for sale as we are looking for deals in certain parts of pierce county. Welcome to BP!

I also like that software a lot, and am also in the Tacoma area. Might be fun to chat sometime about what we are all looking for and see if we are able to help each other in any way. The cash buyer tab is a great idea like Ailini mentioned! Also nice to research pre foreclosures too!

Hey guys, we are looking at a property that needs a garage built as the one that was there was torn down awhile back. It is a detached garage, and will be VERY basic, probably just a one car garage. I was curious to hear from some of you that have done this what the approx. cost was, I know there are many factors but just ballpark would be awesome. Looking to have a company that builds storage sheds, garages, etc. come in and knock this out quickly. Also, the pad is already there. Thanks!
