Those "gurus" are a waste of money in my opinion. The information is out there for free (like here), you just need to put in the work. Those classes etc. are all just money grabs and the best way to learn is to actually get out there and start doing stuff. Also, if you can find a mentor that is extremely valuable.

There are no Fannie/Freddie rules and it is completely lender specific. A lot of lenders want 6 months but it's not a hard set rule.

This is a personal choice, will the rent cover all costs? If so I'd rather have emergency funds. If it doesn't I don't know how great of a deal this is if you have to come out of pocket each month.

I would just be honest with them and say you would like them to stay but you want to keep up with market rent and you need to increase the rent to $XXXX and see what they say. I would do it about 60 days before the end of their lease so everyone has plenty of time/notice. They could say no and then you need to make a decision but people generally appreciate just being upfront and honest in a nice way.

I have seen people do this for new builds, seems like a good solution and affordable. Definitely worth the cost in my opinion. Does that include delivery and removal of the shipping container?

That amount listed on those sites means nothing. I wouldn't even worry about it. Comps will determine the value of your property more than anything else. If you really want to know the value of your property you could hire and appraiser.

Find someone who is willing to mentor you. There is only so much you can learn from reading.

If livable comps are in the $250-270k range this is priced too high at $240 if it needs all this work.
