There is no way to enforce a verbal agreement. It’s literally a ‘he said/she said” situation before a judge. Until pen is on paper, you have no deal, and until check is in the bank AND cleared, you didn’t have a deal.
If you were to get a signed contract, then you could record an NOI or a memorandum of contract depending on your state/county. But some areas need notarized signatures to record. It may not end in a successful lawsuit, but it can get sellers back to the negotiation table or paying you to cover some of your expenses.

Absolutely still buying deals. We are mostly buying lots and building spec now, but we have 10 projects going on, and are under contract for 42 more lots and 1 renovation. I am trying to keep a chunk of those as STRs because I sincerely believe that inflation is a buy and hold investors friend. With all the printing of money, it will flow into hard assets. That's what history has said anyway.

@Aaron Zike, I don't know of any good management companies for STRs in the area. I am thinking of starting my own for that reason. I am probably going to acquire about 6-9 more STRs in the coming months in the Pinehurst/SP area. Let me know if you want to chat.
