Perhaps that is what I said...but yes this person who is selling is an investor and knew I would be partnering with another investor.:)

@John Thedford you appear to be a bully .  If you read any of my other posts you will see not only am I educated but also want and desire to do everything by the book.  I even called my city to find out the legalities of bandit signs.  Your posts are aggressive and ridiculous.  Understand I use BP to continue my ongoing education of real estate and ask questions to get feedback and information.  Not to be told I am clueless and breaking laws.  Shame on you for lack of understanding nor helpful feedback!

We partnered up.  How am I in a grey area @John Thedford?

yes it is unconventional but because of the seller status and the fact that he's selling three at once I really needed to know that I had a buyer in place. the seller would be a great contact for the future and the spire is someone that I've spent a lot of time talking to and seems very genuine. I assumed that if I brought him three properties he would definitely not want to ruin it by cutting me out of the equation. As far as the seller goes I have worded it as my partner and I.

Big appointments scheduled today! As a new investor, I'm still unsure about the whole process even through tons of research. I was able to get in contact with a very large investor in the area and he wants to sell three properties at once. I have brought my buyer to go with me on the appointment. Has anyone ever done this? Because I am unsure of this, do I bring contracts or does the buyer? And if we get something under contract do I put my name on it or my buyers name? Thanks for any advice!

I personally have preferred to build my list first.  It has given me an opportunity to build rapport and has told me what they are wanting to buy.  Then I can better target my area, specifications etc.  I touch base with all my buyers often to say hi and see what they are currently interested in.  For instance, one of my buyers just bought and is flipping properties.  Their time is limited and so they are no longer looking for big renovation properties.  They want less repairs for rentals.  That is a shift because of his current situation.

I am no expert but from my research...not legally. However bandit signs are not "legal" in my area and they are one of the top advertising methods..  I am curious to see the thoughts of others.

Do you change which purchasing contract you use depending on the seller? I am working with a "Big Fish" in the community who is letting me see 3 of his homes. He is obviously experienced in real estate, Should I use short and sweet 2 page contracts or the more "legal and professional" standard 7 page contract? Opinions?
