So, I just needed to vent for a moment. I will not be one of the 90% that "gives up". I have been "active" for only 3 months. I am advertising on CL, FB, and have a Realeflow site. I wake up EVERY morning at 430am before my "real" job to get everything done. I go every Saturday Driving for Dollars etc. I talk to alot of buyers/semi motivated sellers and nothing! I just spent 250 on a list/stamps and am staring at a daunting 350 ( I know not huge) letters and envelopes I printed. I need to stuff and send them out......I just need a bit of motivation. I heard it is a tough time for investors with our market being so hot. I just feel like the "bigger" investors with more cash flow and advertising presence will get the few deals out there and I am just spinning my wheels and spending money without that one great deal.
Most appointments I have been to are not great for wholesaling.
Also, my list of buyers who were calling and spending time with me on phone calls 1-2 times a week(mentoring me listening to my ideas) have slowly dwindled. I can't help but think it i because I havent found them "Hot" deals.How do I keep that communication with them active?
So, I am just a bit down. I know I have laid the foundation and educated myself on the process but I am in a stall pattern.

Wonderful advice.Thanks, I have found the owners number and will call them directly. In addition I have seen that they are so delinquent since 2013 their DMV status has been revoked and cannot be renewed. So might be a perfect opportunity. Thanks for all the helpful hints.
I have found several "possible" properties on Zillow FSBO or other like minded sites. My issue is even when I contact owner directly, a listing agent calls me. Would sellers want a cash offer when they are having to pay a listing agent? I feel like it makes it more difficult to get the seller and myself to have a mutually beneficial deal when the listing agent needs to get paid too.
Any wholesalers here find that difficult?

Hi, in Raleigh North Carolina all signs are required to have permits. I was just wondering... Is there any way the city would approve bandit signs? Has anyone gone the route of trying to get all permit required before displaying bandit signs?

Hi, I have made letters which are handwritten and made copies of them(hole punched on regular lined paper). As I am driving for dollars, I wanted to leave these handwritten notes in people's mailbox. My husband has advised me that this may be illegal. Do you guys do that? Where could I leave a note saying I'm interested in their house?Must I leave it by their door?

I love this post...it made me reflect on an earlier thought I had........There are several "SLUMLORDS" in my area. They have great investment locations and have tons of properties. They have code violations here...code violations there code violations everywhere!!!! I want to motivate them to sell. What fines/punishment could they face that would make them desire to sell fast and avoid fines? Not only do they damage the city but they take investment opportunities and beautification opportunities away from us investors.

No No No @Cody L....never would I do that. I am loving finding my own niche in vacant homes and building my site and learning more every day. I am simply asking for good resources that demonstrate the good investor and wholesalers can provide for a burdened buyer. Tons of things stating the contrary. Article from Bank Rate say NEVER EVER....etc. I believe what I am doing and what my investor colleagues do is beneficial and helpful to many distraught owners.
