1) It's different for everyone. But yes I believe the stats for RE Agents is 95% are out of the business before 24 months, 80% in the first 12. So yes it does take time but stick with it.
2) The best deals are always found off market.
3) Being an agent no matter where you are takes effort. The more you put in the more you'll get out of it. Where you are as far as a market doesn't matter as much as the value you bring to your clients.
4) Finding hard money lenders is a matter of asking around and networking. You are in Cali so I can't imagine they would be that hard to find. Whats your definition of a "good deal?" Figure that out and then start finding properties that could meet that criteria.
5) Sales is a contact sport. The more contacts you make the more "No's" you get means you are one closer to that "yes". No's mean not right now. Follow up and don't take it personally.

Search for meetups in your area. Go to them. Network. Bring value. You have a certain skillset that you can provide to someone that is in need of it. Find that person. Continue to educate yourself.

@Mike Harris You said you have a passion in real estate. What aspect of real estate, Investing? Sales? Everything about it? If you are going to commit to going through the training to become an agent, then do it full time. You stand a much higher chance at being successful if you are all in. Being an agent you are in sales. Sales is a contact sport. The more contacts you make the more conversions you make the more money you make.

In addition to what @Ari Hadar said I would add that you may want to focus on books that are about the type of investing you want to do first to gain that immediate knowledge and then start learning about other types of investing.

@Jesse Felix congrats on starting your journey! The number of transactions you can do in a rolling 12 months is on you. Sales is a contact sport. The more contacts you make the higher the number of conversions you will make. Persistence and responsiveness is the best advice I can give starting out.

@Nicole Borden This is a niche I have thought about in the past myself. The obvious is the tenant search is taken care of for you. What I'm unsure of is, do they negotiate rent or just pay what you are asking? I would think creating a lasting relationship with them would benefit you as an owner.
We know the nursing field is not going anywhere but most of the traveling nurses are on an 'at-will' contract and can be let go at anytime for any reason generally speaking (I'm not a lawyer). So that is one thing to consider, but I would imagine the staffing agency would send a replacement sooner than later.
I'm curious to see if anyone has had experience with this and what it is.
