@Kevin Fox Welcome to BP! You mentioned you have spent two years reading books, and are looking to raise private capital. Have you read Raising Private Capital by Matt Faircloth? If not I suggest that, as it's a great resource on the topic. As far as the other areas where you have friends, how active are they wanting to be in the process? Do they attended meet-ups? Do they have teams in place in their respective areas?
Not sure if there are any meet-ups around you or not, but there is one in Fayetteville called 'Pints & Properties' that is the second Saturday of every month and is always a fun and educational experience. Reach out to @Shelby (Osborne) Johnson to be added to the list so you can be reminded of it. You won't be disappointed.

@Jonathan Greene I would argue that if one lives somewhere but grew up somewhere else, spent a good amount of time somewhere else, or is knowledgeable of an area outside of where they live and has team members they trust in said area, and the numbers make sense why not invest in said area? It’s emphasized over and over again that the team is one of the most critical aspects of a deal working or not. They don’t have to be in the same area as you.

@Tyler Lee reach out to @Matthew Perimian he’s very familiar with the Lowell market. While you are right on pricing, the market is about to have it’s Spring thaw and if you start looking now you’ll be in a better position to move when you find one that works for you.

@Vysakh Sivarajan piggy backing in what @Ann Bellamy said, there was a recent post where a landlord received rent on the 1st and 15th of each month as this was easier for the tenant. If you do so make sure you make necessary adjustments in your contract for such. Just another option.
