@Robert Beardsley did you include PM in your expenses? I don't see it listed. Do you have any roommates that are helping you cover the 'rent's your unit? Anytime you have someone paying down your mortgage for you is never a bad thing. Where in SoPo is it?

@Max K. I am a regular attendee of Jon's Lowell event and it is a fun time every month. It's a casual meet up, good mix of seasoned and new investors. There is always presenter there to share some great knowledge and speaking of such, @Ann Bellamy is one such person. I have not attended one of her events but have heard her speak a couple times in person and learn something each time. 

@Nick Lawler welcome to BP! As the others have said the VA Loan is a fantastic tool to use for acquiring 1-4 unit properties. The Portsmouth area can be quite expensive. Do you have an area you are looking at specifically yet? Do you know what property type you want to start with?

@Miguel Quinones right now your best bet is to do as much research as you can online. Zillow, Realtor, Trulia all will have their versions of market reports. You can run your own numbers and see what things are selling for in a certain neighborhood as well. Check out Neighborhood Scout and City-data for more info. Networking is probably going to have to be virtual but still can be done.
