@Deano Vulcano you can purchase ten properties and use the cash as reserves and down payments. @Jay Hinrichs always has great advice!

Do you currently have an FHA mortgage? To purchase using conventional you will have to still have to put down a significant down payment.

You can actually obtain financing for 10k and up. 

Can you get a rental history on the tenants or house history? What do the houses in the neighborhood go for? Great deal...... But not a great exit strategy as others have said.

  • Get pre-qualified and 
  • Start searching for investment properties. 
  • Make sure you use an investor knowledgable agent and loan officer.

2% sellers concessions is completely acceptable for investor financing.

You can cash out refinance as long as you have four or less mortgages including the subject property.

@Michael Hicks....... You could always ask for a large "security deposit" to be used as the down payment at closing as well.
