@Zach White welcome to the Biggerpockets! Ton of great books out there. You might enjoy The ABCs of Real Estate Investing by Ken McElroy. Honestly not my favorite book but does go into a decent amount of finance/numbers of the deals if I remember correctly.

I have to admit I haven't read it yet but its on my short list. The Book on Estimating Rehab Costs and The Book on Flipping Houses: How to Buy, Rehab, and Resell Residential Properties  by J Scott.

J spoke at the MidAtlantic conference back in April and is a very experienced and motivating!

@Chris K. thanks for the questions. Would largely be for single family flip opportunities. Looking for builders versed in the whole process if possible for guidance, and yes I know I can just start calling builders. My role would be sourcing, acquisition, involvement and project management throughout the build, marketing and sale.

Looking for any recommendations on builders and contractors capable and experienced in the realm of infill development/new build, pop-tops, scrape and rebuilds etc. I have come across several seemingly great opportunities lately but have not moved on any due to this lack of connection. Delaware and Chester county mainly. Mid-range to high end opportunities 200k-1million ARV.

@Tim Haenn are you under contract on this property? The one you are referring to appears to be, and if so, congrats on taking action! Shoot me a message if you want to discuss anything specifically about the area the property is located in. They are a handful to work with as far as U&O and other inspection items. Not to scare you away, just something to be aware of.

Also the homeowners insurance number seems low. I would budget somewhere between $1000 and $1500 annually for a multi in Delco. I self manage but I can point you to two companies I have spoken to the owners of as a starting point. I'll do that in a private message since I have not personally vetted them out.

Anecdotally I have heard the same thing from my title company. Rather than assigning from one entity to the other we rewrote our AOS in the new entity name (not a wholesale, just an entity change mid-purchase).

Interested to hear others experiences.

Save up and put yourself in the best possible position to take action (money, time, resources). Network with real people both on here and in person at local meetups (Meetup.com will have most of them listed). Determine a target market and understand if you have realistic goals in terms of cost, ROI and timelines. There are a lot of great people out there that are willing to help! Agents, lenders, investors etc, utilize them!

Avoid falling for the guru sales pitch type folks and don't rush into anything because you think you need to.
