@Serge S. do you only have the one on-site resident manager, or is there one at each of your properties in addition to your operations manager?
It also sounds like you have a few properties in close proximity to each other that can't support the type of on-site property management that Ben is talking, but still offer some economies of scale. If this is true would you mind talking about how you've set up the infrastructure and systems to manage these? For example do your properties have to be within a certain distance of one each other, can you afford payroll, or do you have leasing agents that can work on multiple properties?

The three factors that derive Cap Rate are risk free rate + risk premium, NOI growth, and liquidity of the asset. Let's use the 10 year treasury yield as the risk free rate and assume the assume the risk premium is fixed for simplicity. An increase in interest rates will lead to an increase the 10 year treasury yield, and thus the risk free rate increases. This would lead to a higher cap rate all else being.
However, in our current market rents are still going up, vacancy is low, and real estate is relatively liquid, which leads to lower cap rates. As @Hadar Orkibi said though this trend is cyclical. We'll reach a point where NOI stops growing and banks tighten the money they lend out, and all three factors will point to higher cap rates.

@Ned Careydoes this mean the lists, such as the ones @Damion Gerald and @Matt Michael found online, are properties that already have a lien placed against them and the county is just auctioning off the lien? Why would I want to buy the lien instead of buying the property directly from the owner, especially if another investor can buy the property before I have a chance to foreclose on it? And if nobody buys the lien at auction do I have the opportunity to buy the property outright, or would I have to buy the lien?
If you're still doing classes on tax liens I'm very interested in some information on it.
