@Harry Allman hey I am also from Rockland county. Have you tried Facebook marketplace to look for rentals? I find it helpful for looking at rental comps in the area. Also there is a small property management company in new city called PMI properties that might have some leads.

Hey @Arthur Sorochkin I'm in the same situation as you, but in Rockland County and there isn't anything that has worthwhile cashflow here either. I have been looking into Orange county and the market is definitely better for cashflow and smaller downpayments also. I'm still researching what towns make sense from a low vacancy perspective.

Hey @Christie Duffy I haven't even looked into NJ because I thought it was too cost prohibitive, but those numbers are reasonable. Could you tell me what towns you are investing in?@Remington Lyman

@Raymond Mehling would you mind messaging me your lenders info? My lender says the best he can do is 25% down because of fannie mae guidelines.

Hey @Jeff Hozias, I'm also from New City. I see this is an old post, but I was wondering if you were successful in getting the real estate investor to help you further? Have you had any success investing in Rockland?

@Salvatore Lentini hey, just saying thanks for paying it forward with all the advice. 

If you wouldn't mind providing some insite into a good investment area in the PA, NY, NJ tristate area for SFH or MFH (I see your from Doylestown). I'm from Rockland County, NY and properties don't cash flow that well with the high taxes and high demand. I would like to get started on a property that's not terribly far away that I could visit it if I had to, like you said.

Also are they any RE investment groups in the eastern PA/northern NJ that you can recommend for networking?

Hey Louis! Sounds like a very similar story to myself. I'm also from Rockland County and just looking into real estate as an investment opportunity. I just finished Greene's book on investing out of state and definitely seems do-able. It just seems a little scary being a brand new investor out of state doing everything remotely. Luckily we have BP to bring us all closer together!
