@Sam Marcos apologies if this may sound naive. If you are able to get 70% funded with hard money, can you not get the remaining 30% funded as well, either through friends or acquaintances?

I work for a real estate tech startup, roofstock.com. We are into SFR investment homes throughout the country. My action plan is to have my first out of state property through Roofstock. Just that I have been a bit lazy as well as being an employee we have some restrictions on when we can buy properties through Roofstock.

Have you singled out a market to invest in? That seems to be my current stumbling block since it all seems a little overwhelming. I think I just need to pick a few markets to research that others have had success in and just dive in and start analyzing deals and looking for connections. The first deal doesn’t need to be a homerun, it just needs positive cash flow to get the ball rolling for future investments.

@Raymond King, no I have not invested yet. I do not find it very efficient to invest in rentals in this CA crazy market. I think wholesaling and flipping would work here. But I have zero experience in both.

I work for a real estate fintech company https://www.roofstock.com. I can invest in out of state properties through Roofstock. However, being an employee, we have some restrictions such as waiting period etc. I have to admit that I have been lazy. But I have signed up for the "Own a Real estate investment in the next 90 days challenge challenge by Brandon". I would say already 5 weeks have gone by without any action other than listening to BP Podcasts and webinars.

Hi JC,

Sorry for the delayed response. Unfortunately I do not get notifications from BP when someone sends me a message. Hence I did not know you had responded to my message. 
Since I am also a first time buyer, have been a bit cautious. I had a coffee date with one of my colleagues, who has already purchased 5 to 6 homes through Roofstock. Also listened to a podcast from Brandon Turner a couple of weeks ago regarding first time investing. I have around 25 K to invest. So am looking at properties which are between 60 and 80K . Per my colleague's advice, I will be avoiding Florida homes. Memphis and Georgia are good places to invest. 
I had shortlisted an SFR home last weekend. Then came to know that being a Roofstock employee, I cannot buy a property on Roofstock till it has been listed on the site for at least 5 days. And lo and behold, the SFR home I liked got sold within a couple of days. Need to look again.

Was able to get a refund on my jumpstart course without much hassle. There was a student who called me and tried his best to make me enroll in another basic course for $2500. After talking to him for almost 40 minutes, I made it clear that I wanted to opt out. The rest of the process was smooth. I had to sign a docusign document and ship back the study materials. Once the package was received by their office, I got my refund in a couple of days
