Welcome to the forum!  I'm also new here but I've found the information and answers to questions to be incredibly beneficial!

I second what @James Masotti said.  

In South Jersey, you will likely find options more to your capital and effort goals.  Feel free to dm any questions about towns/counties.

Willingboro has a high foreclosure rate.  From an investment perspective of buy low sell for profit, the community makes sense.

I usually advise clients use a special renewal agreement for leases.  Typically this is a one-two page form outlining the new price and keeping other conditions of the original lease in place.  The right option mostly depends on your specific goals.
