The only main issues I could see coming up would be ensuring that zoning/other land use policies in the municipality do not hinder your goals.  It would likely be a good idea to consult with an attorney to make sure that you can use the land for your preferred use.  Otherwise south of Camden County there is a lot of open space ripe for investors.

@ANTHONY G it certainly can work.  The two issues I see is making sure that the contracts for your transactions are properly drafted.  Hiring an attorney can solve this issue.  The second issue I see is the terms of your current mortgage.  If there is a due on transfer clause the terms could limit your options here.  Again having an attorney review your current loan documents can solve the problem.

You can get your attorney involved at any of these steps.  I'm not positive what disclosure documents you specifically are seeking.  It is possible that what you are requesting does not exist.  It is also possible that your attorney can get such disclosures made part of the contract of sale.  

Issues involving liens or fines of the property are typically revealed as part of the title inspection by a title agent.  For questions about the legal aspects of buying property in NJ it is best to consult a NJ attorney.

@John M. It is important to know what your goals are for these properties.  If you want to rent to students etc.  It would probably be valuable to talk to an agent familiar with NB. @Peter Tverdov seems to fit that mold.

@Amina Sanders the information provided by @Mike McKeown is correct.  Another thing to consider is that your income is everything before your deductions.  The deductions simply lower your taxable income.  Typically lenders care more about your debt to income ratio.  Hope this was helpful.

@Juan Muniz you can choose your tenant.  Section 8 does limit some of your rights as a landlord.  Before entering a lease it is important you learn everything you can to be sure you don't violate any laws or regulations.
