To answer a couple of your questions @Andrew Major I have clients who have found South Jersey to be extremely fruitful for investment opportunities.  Glassboro has seen a large amount of development and the towns surrounding it are seeing growth as well.  There is serious talk of creating a light rail line to connect Gloucester County to Philly.  

The VA loan can be a help in getting funding to purchase your first property. The other beautiful part of the VA loan is that once it is repaid you are eligible for another loan. If you use a proper strategy you can find yourself not needing large down payments to purchase investment properties. The downside, of course, is that the VA loan has a few more restrictions which can limit properties you can purchase which require more renovation for a lower price.

Aside from the agent and lawyer, I would advise having a solid home inspector, CPA, contractors (general, painter, plumbing, electric etc.) on your team.  Making sure that these people can work well together helps to make sure that your vision for your investments is coming true with a common goal.  Feel free to pm me for referrals to professionals in South Jersey.

I represent clients throughout South Jersey in real estate matters. My office is in Marlton. (Near the AMC on 73). The main two things to get from a professional you might hire is:

1.  Do you feel comfortable with them

2.  Do they understand what your goals are and do they have a plan to make them come to fruition?

The best way to get the answers to those questions is to have a conversation with that person.  Typically, you will be able to tell within 30 minutes if you have the comfort to work with this person for a length of time.  You should also know by the end of the first meeting if they can implement a strategy to help make your vision a reality.

@Michael P.  Sorry to be late to this post but if you are seeking section 8 tenants make sure to comply with section 8 regulations when doing your screening and when drafting your lease.

The same is largely true for Veterans Affairs Supportive Housing (VASH or HUD-VASH).

Whether to use a single llc or multiple llcs depends on your asset protection and business strategy.  An llc is not something to use instead of insurance but with insurance to protect you as an investor and, for some, to separate your personal from professional.  From a tax perspective there usually is no difference.
