If you want to have lunch & hang out with other investors in an informal environment and just "BS" about what's going on in the market, deals that others have done, or just ask questions and network....THEN THIS IS JUST FOR YOU!
This get together is completely INFORMAL, there are no presentations or product pitches...just some cool people hanging out over lunch & talking about investing and wealth building. (If you come in a suit...we won't hold it against you, it's the middle of the work week!)
All "Lunch & BS Sessions" will be held on the 2nd Wednesday of the month unless otherwise stated!
Date & Time: Aug 9th - 11:30 til 1:30 (feel free to stay as long or short as you like)

@Dustin Ruff....LOVE THE FORUM TOPIC!
I had to start my business with almost nothing...I just moved back to my home town of Las Vegas and didn't have much to work with. I had to negotiate terms to pay for my training from my coach/mentor (who ended up becoming my business partner). I focused on learning the investing fundamentals which consisted of the continued mastery of my mindset, my ability to communicate with people, and understanding both traditional and creative financing so I have flexibility in leverage property.
After I finished my training program....it took 5 months of prospecting FSBO's & rental adds on Craigslist before I found my first two deals (a day apart). Lot's of phone calls but no expenses spent for direct marketing....allowed me to get really good at talking on the phone with sellers.
My route was a little more different than most investors because I was also growing an investment meeting/network that provided by business partner and I two very important resources: 1) a very quickly growing network full of vendors & investors of various experience levels to partner & receive potential deals from & 2) many potential private money lenders/partners to work with. To this day, I personally never used institutional lending for our deals and I can identify opportunity EVERYWHERE & I have potential deals coming to us all the time!
While some folks have an amount of money to work with or was able to save money from a decent paying job...the most successful investors that I have seen come up started with NOTHING, similar to myself. Their capital was the HUSTLE!!!!! Their hustle and ability to learn how to create the deal allowed for them to practice patience, persistence, tenacity and discipline to stick with their plan until they were able to acquire their first property or complete their first flip. Investors that I have had the chance to participate in their success include a man on unemployment who used to sleep on his mother's floor & now
In the five years since I have started investing, I have acquired/flipped properties in multiple states and have started growing a portfolio to create my financial independence and have created investment groups with licensee partners on both the east and west coasts.

@Joseph M....concerning evictions, the statutes here are landlord friendly but he courts are tenant friendly. That means that you need to ensure that you lease is airtight with i's dotted and your t's crossed. Luckily I have a great eviction attorney that keeps me straight on my leases here that I use for lease options.

@Sam Rust....go find a local investor who is having success in doing what you want to do and ask if you can tag along to learn and get over your fear. Experience a couple of deals standing right next to the investor who is going through the transaction and your confidence will build and your fear will soon go away.

@Todd Fithian....don't know if you have a capital gains OR cashflow focus, but it doesn't matter. Go find the DMF sellers (Distressed, Motivated, and/or Flexible). That is the common denominator in all great "deals". Find the seller that needs to sell but cant just list it on the market so whatever reason....those are where you find your great deals AND it even works in CA. if you need me to elaborate anymore on that, just PM me and we can discuss further.
