@Curt Smith, there are anywhere from 80-100 people showing up to these events lately. @Jered Sturm and a few other people have been meeting up before the meeting at a restaurant/bar before the meeting to start the festivities. I myself haven't attended the pre-meetings at the restaurant so don't know the details.
For what it's worth... the place we meet at is on the first floor. Hopefully this works for your allergies ;)

Hey @Account Closed, keep your head high! Like everyone else has mentioned... you will become a better investor because of this, you will see. You should definitely buy this book and give it a read: "Long-Distance Real Estate Investing" by David Greene (https://www.biggerpockets.com/store/long-distance-...). I heard his recent podcast where he explained his process and it seems pretty air-tight. He too lives in the bay area.
To David's point... as a new investor... this could of happened to you even if the property was local to you. We don't know exactly what we are looking for. After all you didn't notice the outlets after spending a 1 week in the property. It's all about relationships and finding the BEST realtors/contractors/prop. managers/brokers/inspectors as you can. Asking for references and doing your due diligence. Once you find these players and meet with them and get on the same page... success will follow. A "good" property isn't hard to find... a GREAT team is. That is where you need to invest your time in.

@Deborah Pyburn, I have searched online without any luck in finding that specific course/license. If you know where we can find out more information on the GA Property Management License can you post a link/number? I, along all of Georgian BiggerPocketeers, would be eternally grateful! If you can't recall the info, thanks any ways :)

I'm interested in acquiring a small multifamily property (3-4 units) but I don't necessarily want to live in it because of the area (not a bad area... but I have a 1 year old daughter and don't want to move away from the grand parents). Having to come up with the larger down payment for a conventional commercial loan could prove to be a challenge but it is doable.
I'm approved for a 5% down payment (owner occupied) loan. My question is... has anyone here ever done purchased a property but not lived in it even though it is supposed to be your primary? And the unit that is supposed to be for you, the owner, leasing it and while leaving your name registered at that address.
Has anyone ever done this? Can I get caught? If so, what type of trouble can I get into?
