@Eric Fernwood just sent you a text

Quote from @Josh Edelman:

I just had brand new tenant move in. HVAC has been running great the past three years since I bought the home...until I get a call day 2 of my new tenants moving in.

I got a technician out there, long story short I need to replace my HVAC. I have a 1724 sq ft home in Las Vegas. He is quoting me at $12K for a new 5 ton unit and labor. Is this typical? Thanks!

I am in Washington DC area and it was around that much for my unit which was also in the attic so labor was little higher, that does not seem out of the ordinary - also depends on the type of unit you get. If you get a carrier infinity it will be a lot more than a base goodman model for example.

Okay, figured. Thanks for the input!

  • In a ten year period, Las Vegas will have added:

    The A's
  • The Aces
  • The Raiders 🏴‍☠️
  • The Desert Dogs
  • The Golden Knights
  • The Pro Bowl
  • A Super Bowl
  • An NFL Draft
  • A Final Four
  • A Formula 1 Grand Prix
  • A CFP National Championship

This is an impressive list of sports events and teams that Las Vegas will be hosting in the near future. It's an exciting time for sports fans in the city!

Its an exciting time for sure and will bring additional revenues for these events, but it will probably have very little impact on the overall real estate market.

I believe short term or mid term rentals will have more demand and in general will keep Vegas relevant as an entertainment and now sports centric city which could increase demand of houses later on. Although right now it's mostly dependent on supply...

I have a unit I rent out on Furnished Finder for 3-6 months at a time. Any recommendations on property managers who deal with this style of renting? Thanks!

Formula 1 Grand Prix race that will take place in Las Vegas. The race is scheduled for November 3-5, 2023, and will take place on a specially-designed street circuit that runs through the city's downtown area. It's one of the most anticipated events in the world of motorsports and it's going to bring in the top drivers and teams from around the world.

In addition to the race itself, the Las Vegas Grand Prix weekend will feature a variety of events and activities for fans and spectators. These include live music performances, food and drink vendors, a fan zone with interactive exhibits, and autograph sessions with drivers and teams.

Why do I post this? We are already seeing rentals, Airbnbs, and other MTRs get some serious demand for around these dates. Vegas is only growing...

I like MTRs. I am in Las Vegas Mid term rentals are a great option in this city as the legislation with AirBnB is ongoing and makes it difficult, plus competition with Casinos. MTRs are great as we have many traveling professionals who only are here for several months at a time. For example my mortgage is $1600 but I charge $2900/mo for my rent.

Mid term rentals are a great option in that city I believe. At least in Las Vegas MTRs are great as we have many traveling professionals who only are here for several months at a time. For example my mortgage is $1600 but I charge $2900/mo for my rent. You can bring in more profit per month than long term with less hassle than AirBnB.

If you are a Realtor, doing it yourself is fine. That is what I do. Otherwise certain sites have templates you can download or pay for.

Avail is a great platform that you can have leases done for your state, collect payments, etc.
