other than that I will target next just folks over age 45 and up to see the results.

I am not a realtor, I do keep bumping into RESPA regulations for Realtors that a referral fee cannot be offer for bird dogging properties, etc.
Does signing a JV agreement with friends for finding properties be the way to go for a wholeseller to satisfy RESPA, is RESPA even regulations we should be following.
@Matt Pritchard I heard a few people later, that they do what they call a Joint Venture.
What I will do is sign a JV agreement with my friends also.
so that is the route I will go. The split will be agreed upon the agreement form between you and your friend.
No one else has reached out to me from the BP community in my private inbox either since i posted this question. Now that I think about, I will make it a main question post on the pros board see what I get from it.

@John Tiffany sure will. Aside to D4$ , My next round is the direct mail marketing. Not going in too specific, just going to target selected neighborhoods in the area I am interested in.

www.SourHomes.com
for only 26 clicks, definitely no leads.
But I do like the value of how many people locally are seeing the brand now, and also that people locally visited the site. I did receive 3 organic likes on the FB page. To be honest who would want to like a random page like these services, but is a plus and obviously what I or we all want. The more exposure/reminders to the individual the more the chances of call backs. Similar to direct marketing and its structure mailing schedule to repeated recipients.
----
You last 3 targets mentioned sounds more like direct mail marketing.
How would you be able to target people who lived in their homes 3-6yrs? was that an option in facebook or is this referring to direct mail? if so would that be a list we would purchase or just info of from zillow or local property site?

What was my driving force was eating up audio books to speed up the gaining knowledge process, in return I would gather my questions faster for more deeper research.
also all podcast/video-blogs from BP, listen to all of them until you start feeling a craving for a certain niche, then focus more on that new found hunger.

I filed in Florida my multi member LLC, and did the 2553 S-Corp with Uncle Sam.
this is a plus/benefit especially if you still working a regular W-2 job and have dependents under you.
Also I believe with no W-2 job, this is also the way to go if you plan on bringing in $50k+ a year.
