I would suggest get in touch with an agent and look at properties that requires a 203k loan

make your offer $20k or $25k from selling price because the repairs will probably be exactly that.

with your great credit this is a great way to start. 

Do not know what a FHA 203K loan is, that great! search it read up on it, once you do you will be surprise even how some realtors do not know what it is.

Sit down with a CPA or a well reputable Tax Accountant. Say you starting a business and just would love to sit down for a quick 30 mins for a greet and meet, that you are building your business support team and just want to meet them.

Write down a few questions and share with them. Short and sweet. Say your thank you's and that you are grateful and looking forward to continue doing business with them as you grow.

I got the same feeling. As long as budgeting is right and strategy should be a good outcome. The plus side is you are alert. Best thing is to continue to push forward, and also to have a plan if a bubble does burst, how to gain from it.

I have also an LLC 50/50 between me and my wife.

the EIN was set as S-Corp.

I still have my full time W-2 Job.

I established this doing my own research. And confirmed with the CPA to be the best strategy for my current status and to be able to deduct as much as I can from different expenses.

You are going the right path and you did excellent asking questions and researching it. It always depends on the persons current status and lifestyle and what hey have planned.

so reading over your post I say yes, S-Corp is the way  to go in this season you are in.
