I have close friends reaching out wanting to give referrals to other friends and family. What range (amount) should the token of appreciation or gift be to these friends. I can gladly take your answer privately just inbox me. - thanks

I keep bumping into RESPA regulations that a referral fee cannot be offer for bird dogging properties.

and what would be the incorrect thing to do that as a title company you frown upon the whole-sellers. thanks

Thank you @David Sicherman, that Equitable interest is info I ran into form time to time and mentioning that once you have that you can market, lets say not just the MLS, lets say you have a website of your own, would that be okay with or without Equitable interest.

Also from what I can currently grasp is that to achieve Equitable interest it takes to give the seller earnest money, of say minimum $10 would this be the case.

I been wanting to reach out to a realtor friend and maybe teaming up, me doing wholesales, and him doing the REA workflow. How is your partnership or agreements setup. My friend in his case he has his own brokerage, I have read up on the rules and sounds like if he has a brokerage he cannot work for no one else. But can deals be made vs having to be actual members of the same llc. I guess almost the same nature as each person freelancing their services.
