You definitely want to find out who is building the new homes and look on the property appraiser site to see what they are buying those tear owns for. Like in my area I have a builder that is a pastor at my church and he told me that pretty much anything $55k and under he would buy site unseen. Most of the new builders I have seen have been picking up these older 50s and 60s homes for around 50-63k so that's one of the first prices I go for for a quick flip. But if those numbers don't work I have other buyers hat do rehabs so they will buy at a little higher price and then I also have a few buy and hold investors that put just a. Little bit of work in them and rent them for 4-5 years and then flip.  Get your buyers list built as well as vine properties and one day you'll have all sorts of VIP buyers to tee your deals up too.

From a husbands point of view. Happy wife happy life right. So I would say garden tub w/ shower or if you have room for garden and several shower then cool. My wife every now and again locks herself in the bathroom and soaks for an hour. Just my thoughts.

If you're wholesaling this property you don't need any POF unless you intend to buy them flip to a rehabber, in which that is called "wholetailing". If they want the deal closed in 3 days Then sorry for them. They can sign the contract and the can close out of town not a problem. The title company you use with overnight hem the paperwork and have a notary watch them sign. You will be ok.

Bahahahaha well said girl. Like I told you before in a post you just keep on keepin on and make it happen. I started wholesaling in July and have since closed on 4 deals and I have made almost a 3rd my annual income of selling cars, and I make really good money selling cars. Some will help you and some will hate you. Some will encourage you to success and some will tell you you can't do it. You just make it happen and prove your success girl.

Well Wayne just FYI the seller contacted me to buy off of my bandit sign. She is not in pre foreclosure or any sor of mess like that. She is needing to move out of town and can't afford the repairs that are needed or can afford to wait forever for it to sell. The listing agent Is investor friendly so this won't be a problem. But thanks for putting in your opinion on the matter.

And Jay I'll take you up on that offer in less than a few years. I'll have many deals under my belt with a great track record by the end of 2015 so we will talk then. LOL
