I have never done it but if I had a property under contract and someone decided to go around my back and contact the seller directly and convince them to let my contract expire to sell for a higher spruce I would CLOUD THAT TITLE like a normal day in rainy Seattle and make my payoff fee what I would have made on the deal. Keep your biz respectful and honest and you will go further and have greater success.

I thought of nailing  2 wooden slats as back brace se and leave room for your zip ties to go through the attach it to the pole that way.

Ben I'm a local wholesaler in the pensacola to FWB area and I get  great deals with those numbers all the time I actually have a duplex right now that with just a little bid of rehab would easily rent at around $850-$900/ mo for both doors. Send me a private message or get my email or number off of my profile page and get ahold of me and I'll send you the details on the property. Also let's connect and I'll send you all the deals you can handle. Thanks

if mailing address and property address are different on county tax site then mail them. If you have done this then skip trace them but before you pay for that service try using whitepages.com it's free and if it happens to be an older ages owner the chances of th having a landline vs. a cell are pretty high. You can also try Facebook

if the property address and the mailing address are the same then try knocking on the neighbors doors.  If that house is vacant and over grown with weeds bringing down the curb appeal then the neighbors of they have a phone number would gladly give it to you to help make the neighborhood look good.

go driving for dollars. What that is is you go to certain areas that investors would like to invest in and drive around and find it vacant or abandoned houses. Then you look them up on the property appraisers site mail them a yellow letter asking to buy their house.

You don't need to have an attorney to review the contract. I would recommend getting together with a local investor in your area and see if they will help you and mentor you. You can find YouTube videos to help you with the Florida purchase and sale agreement contract. You don't even have to have money to open escrow if you don't want too. I open escrow with $10 and I use Mead Law Firm in FWB. They are great. I do about 4-5 contracts a month with them. Jay you haven you number I'll help you with filling out a contract.
