well he did sign the contract that states you are able to market the property. You need to let him know that if he wants to be present for every viewing then it might be a little difficult for him if he can't be there. You need to assure him that the key will be placed in a lockbox on the door and give him the code, but for him to have to waste his time to drive there and then home every time you want to have someone go in the house to view it might be more of a hassle than a help. If he is so hard headed where hen wont allow you to have a key then make it a burden To his schedule to view he property and hopefull he will give you a key

I use GV as wel hit of you are going to Benin different markets then look into Vumber cuz it's fairly cheap and I believe only a dollar per number

Hey Mark. I'm in contract with a property right now that had a quit claim deed recorded 6mo ago that isn't showing but they found it in the title search but a decade ago. What's crazy. Hope your doing well and finding deals my friend.

You need to get with an investor friendly title company as soon as you ohave a contract. they will be the ones doing all the requirements for the closing, title search, and all other items. You will also need to give them the EMD to hold in escrow

if you are marketing for them in your local market then I am a huge fan of the typical door knock and face to face talk. If they aren't there then you should havhave a nice turf letter explaining how you can help them in their situation. Remember BENEFIT BENEFIT BENEFIT.... Make them know that there is an option for th and that option is you. Many of these people haven't a clue what to do or how to get out of this. Also you can use the auction date as a URGENCY TACTIC. Please make sure you haven our door I knockong route mapped out and make sure you tell someone where your going b cause some of these people won't be happy to see you and hear that you know their problems but some would feel relieved if you can help them

you can contact Jerry Puckcett right here on BP and have him do your letters for you and it will same your Hand from all that writing but I hand wrote over 500 letters my first month.  I also bought bandit signs and marketed that way.  keep it up you'llget some leads in

well I think I jumped off to an amazing start since I stepped foot in this biz on July 1 and since them I have closed 9 deals and I have 3 closing this week, one tomorrow and 2 Thursday.  I plan on hitting the ground running in '15.  These have all been wholesale deals but I soon plan on doing s few flips in the mix as well I'm 15.  My goal is to build my business to the point of doing at least 8-10 flips per year and doing at least10 wholesale deals each month.  I haven't really ramped up my direct mail marketing quit like I want to but that is a big part of the plan for 15.  I'm really enjoying this business and the time I get with my wife and 4 kids.
