I havent triede Signwarehouse.com but dirtcheapsigns.com is pretty cheap as well

I'm with you Jessie. If your numbers work out with paying them a few then go for it. I always let the realtor on the phone know upfront that I'm an investor not the owner but I have equitable intrest in the property. Just FYI on another note. If you have a vacant property that you are wholesaling then get in good with a realtor to do a flat fee listing on the MLS for you. You can sell it for a higher price because this is typically a retail buyer/investor and then if you do sell it to an investor off of the MLS then you could potentially obtain another cash buyer.

all I can says stick with it man. They say that you might get a few responses off of your first letters but if you are constant with the sam list over and over each month by the 5-7 letter you wil get some deals but make sure you put out those signs and also do some driving for dollars and skip trace the  owners and cold call them.

I'm in the Florida panhandle(Navarre Beach) and there are areas here that are booking bird you're wanting to virtually wholesale a marketi n south Florida then pinellas park area(outside of at. Pete) is really hot. But if you decide to market to my area and you get deals and need someone with their boots on the ground then let me know and we can split the profits.

I use my po box. Just a smarter safer option I believe but if you don't have one then use your home address. Unless they are totally off their rocker crazy I don't think they are gonna come hunt you down.

try Facebook or Twitter. Those are free and I have found people that way. Also if the mailing address is different than the physical address then send them a letter

I have a duplex I'm looking at but its in a C neighborhood and does need time rehab. I am looking for someone to meet me there and help me analyze the deal. So calling all local buy and hold investors. HELP

don't listen to these guys. If they are truly motivated sellers, which is who we as wholesalers market to then they just want to get out of the house or to sell it. I use $10 and in FL I don't have to use anything. But I guess if it is a smoking great deal put the EMD up in escrow because you will get it back once you sell.
