 Hahaha you just got that tip of the day stolen!!! That is awesome bro. I always keep blank yellow signs in my trunk. I have a 4plexbin my town that I have probably sent then enters 10 letters and nothing. Thank for this great idea

My method for D4$ is to take a few side roads if you are going somewhere.  For instance like if I go from A to B then I will make that route a bit longer, time willing of course, and take a few side roads because ya never know.  There might be a Winner in there.

you cant.  At least that I know of.  I have a great sight that I can search for Probate leads and I just mail all of them and they will either call you and say that there isn't any real estate in the estate or that they aren't interested in selling or not call you at all

I started out during selling cars full time and that in it self is crazy hours(55-60/wk). I would suggest letting them goto vm and contact them after your work. That will give you the time to write all notes on your pad bride calling back. I would suggest getting familiar with podio or another free CRM tool to help in your business. Podio is free and there at apps that you can use to help in your wholesaling business to track your leads, keep track of your buyers, and add notes on the fly plus they have a mobile app as well. I started with only $150 for marketing so I hand wrot my firs100 batch of yellow letters and I went to a sign shop and bought some 4x8 sheets of hello coroplast and cut and hand wrote my own signs. And the leads off of the signs Hav been my main source of deals so hit it hard cuz it does work

Hey all

This is the 3rd mailer I will be sending out to the same list of absentee owners.  the last 2 have been the typical...

Hey John,

 My name is BLAH and I would Like to Buy your house at 123 Main St. I pay Cash BLAH BLAH Call me...

What would you all suggest to say now.  I don't want to continue to use the same letter, now I want to get a bit more Personal and say things like " I have sent you a few letters and am still searching for homes in this area"  I kinda want to create a sense of URGENCY.  What are some ideas that you would use.  Please help.

also another rule of thumb is the 1-2% rule. If a landlord can rent it out for at least that per month of their all in price they are making a good return. For example... They buy a 3/2 for 80k and there isn't mich repairs maybe paint and light work like that so thier all in the house for 82k. They want to be able to rent that out for at least 850+ each month in my market a typical 3/2 in a decent neighborhood will rent for at least 1000 or more so they would be well above the 1%. So if you have a guy looking for buy and holds you need to see what his criteria is and what price he will spend. I have a few that I have as buyers so if I have a house like that one you are describing I know what my top dollar needs to be to sell it to him. So KNOW YOUR BUYERS.

Dont listen to this man. Unlicensed middleman? For real. I think that is kinda harsh for nocking on the wholesaler that is out there busting his/her butt off to get deals under contract to send to you the investor so that you can get great properties that not every dick and Jane has their eyes on. Then again if ou enjoy the auction block and putting huge down payments in the game and having to buy it sight unseen within 24hr then by all mean have at it. But knocking is hussleing wholesalers that's just bad joo joo my friend.

Good Concept Wendell. Tithing and being in TRUE COVENANT with God is the one thing that keeps me successful in this business. I just started Wholesaling in July and I have had so much favor from above that in my Local REIA I was awarded Rookie Of The Year at our Christmas Party last week and Like i said I just started in July so in the 6 months of hitting it hard in the streets i have closed on 12 deals and i have 3 under contract now so Im hoping to finish the year at 15. AMEN and lets all have a Merry Christmas and a GREAT 2015
