hello BP. I'm look no to team up with a HUD registered agent to bid on his deals for me. I would like someone local so that I can get to know them and how they do business and team up with them before we start working on deals. It's kind of like dating before death do us part ya know. Brian hey hey over in Miramar Bch. In Navarre Bch born and raised in FWB. What you can do is get a good realtor on your team to make the offered on REOs and Foreclosures. The bank will Joy allow you to do an assignment but you can do a double close/ simultaneous close. I'll send you a request and we can network with eachother

@Patrick Britton: I'm with you Patrick. I have no problem cold calling anyone, but of course I can sell an Eskimo a cup of ice in Alaska.
If if you have their number then you are that much closer to closing a deal. Call the LLC and see if they are still in business. Who knows that might have been an investor who was going to flip that house hit ran out of cash for the rehab and he might just want to dump it. With a phone number you can actually call them and hear the time in their voice and that to me is a great way to build rapport and have the upper hand in negotiations. I sold cars and was in sales for many years before I started wholesaling but that is what made me a negotiations NINJA my friend. I say dial that number and go for it.

I'm not from PA but they will see your assignment fee right there in BLK AND WHT on the HUD statement. The seller would know that you are in this to make money as anyone else who goes to work. if you thiknk that your End Buyer will have a problem with your spread then do a double close.
What you need to do now is look up the address on the property appraisers website to see if the physical address and the owners mailing address are different. I also like to look up the property on Zillow to see if the house in in foreclosure or not. Then if the addresses are different, send them a yellow letter. If you get that yellow letter returned to sender then take it a step further and skip trace that lead and call them if you don't mind cold calling them, also you can track them down on FB as well sometimes. Go get em tiger!

your on to something good bud. That's what sets investors apart from great game changing investors. Thinking like this to get leads. Build a relationship with probate lawyers and investor savvy realtors and estate sale companies. absolutely that's amazing.

you can write the addresses down or I like to use my goofle maps app and press and hold the locati n of the house and it will drop a pin on the map and if it is the proper address then I take a screenshot of it so I have the address to research when I get home such as this above

unless you are not able to assign the contract to your end buyer then do double closings because it will be way cheaper than paying 2-3% on transactional funding but if you need to then go for it. Here in FL I make sure that my contract is assignable and then assign it to my buyers.
