OK BP family... 

I have a great house in a great neighborhood that I am looking to Rehab but I need some help.  I am not a fan of the Schoolhouse Red Brick color but since the roof which is in great shape has White shingles I need to know what color to paint this Brick to make it have better CURB APPEAL?!?!?!  The roof is 1/3 of your properties color so give me some ideas to tie in the rest.

all the deals I have done have been Assignments and have all be 10K or less..  the only reason I would do a Double Close or Simultaneous closing would be if the profit margin for me would be larger than 10K.  I would probably keep any seller finance deals that I come across for another stream of income.

@Jennifer Talcott I would recommend Like @Elizabeth Colegrove said.  get yourself a few really good wholesalers in that area and they will be able to find what you are looking for.  As a wholesaler myself I actually say that I am a professional MARKETER instead of a wholesaler because we without consistent marketing I can't get any leads which in turn make deals, but I need an END CASH BUYER to flip it too and that's where you would come in.

some will say that they ou need to have a buyers list of thousands to move properties in hours not days or weeks but I think that you don't need that many but you defini need to have a good handful that you know can close fast.

@Blake Woodham we( @Mike Flowers ) and I are abut to get a nice rehab property in an "A" neighborhood in FWB so for your primary residence  this might be a good buy for you.

@Shayne Brescia I am no seasoned Vet by any means but I have been actively Wholesaling deals and have had great success with it so far.  I have just submitted an offer on my first rehab deal and I plan to do this and continue to wholesale deals like crazy in the middle of the rehab.  I have found that this is the fastest way to gain good capitol while working other projects.  So wholesaling could be a good option for you.

@Christian Lincoln I would find myself another title comoany unless they charge less than others.  Other than that, being a wholesaler myself, I would hope that you woould want to utilize the leads that we can tee up to you.

@Mike Flowers that phone call that introduced us to each other was a good call.  and look at where we are now.  @Blake Woodham  I am still on the hunt for a Multi for you.  when I get one you will be the first I call.  There is a 4plex in Navarre that I have been mailing and mailing on and I finally got a number to the owners so now just trying to get them on the phone.
