Hello All

I have been wholesaling for a bit now and have been very active in the community here but I just received a lead on 4.5 acres of commercial property zoned C-1 and C-2.  now I dont trust the "Zestamate" on zillow but I have no clue as too how to find out what the value would be.  if the ZEST is true here then the price is 788K and I have potential to get it WELL WELL below that.  Seller said that he needs to sell it and sell it like YESTERDAY!!! any advise as to how to determine value would be great.

why would you sell it for lower than what your contracted price is?  YOU DONT MAKE MONEY THAT WAY

is he selling it to you for lower than your contract price?  Or is he going outside your contract to try and sell it?

that is Co Wholesaling.  Unless you and another Wholesaler are on the contract from the seller that is the way that you would do that.

I think you will be good there as long as your rehab estimate is accurate.  You never want to over pay for a property because then you cant sell to a rehabber but you could possibly sell yo a buy and hold investor.  if you cant your numbers to where you want them then he says no, that means jsut bot now because if they are motivated to sell he will try a few other avenues to see if he can get a higher number so MAKE SURE you follow up with the seller to see if the have sold yet and if not the they might want to reconsider your offer.  Now for me I much rather make the offer in person because I am great at sales and negotioations so I like the eye to eye negotiations better.

I use the same piece for the first 2-3 touches then I change the letter to be a bit more personable like "I have sent you a few letters in regards to your home at...." then I will send them a post card or 2 then try using Lumpy mail because CURIOSITY KILLED THE CAT so they will definitely want to see whats in the envelope.  Mail campaigns are all about testing your campaigns for what works and what doesnt.  Keep track of every number... Calls, who calls, response rate, close rate...

android or iPhone you might have to tweet the settings properly in a pc in the google voice settings. There is a section that you tell where you want the number to ring to. Make sure you carefully go through the settings and do it right. I have had trouble with my voicemail also so I am going to YouTube or google how to set it up.
