@Derek Haller there are always Hard Money Lenders right here on BP I'm pretty sure you can search from them by state. Otherwise I know here in Charlotte there are always hard money folks at REIA meetings that are more than willing to at least discuss their terms with potential clients. Hope you find someone!

Great discussion everyone land development is one of my long term goals for my real estate endeavors so the conversation is already providing a wealth of knowledge. @Terrance Merck I'm in North Carolina and I know Kernersville should be a promising market but I'll admit I haven't scouted as I have my own markets. Good luck to you and please keep us posted, I'm very interested to see how this all pans out for you in that as I said I'm sure I will want to emulate your process one day.

Hey @Ron Black I am in Charlotte and yes we do have pretty regular meet ups (usually once a month or once every other month). The summer is always a little bit crazier to get things put together but I know several of us also attend the REIAs in the area. There is one tonight if you're interested (Metrolina REIA). Otherwise @Troy Knight is usually the organizer for our meet ups so you may want to follow him but as long as you Charlotte as a key word you won't miss us!

@Daniel Williams I don't know any good title companies NOT in the Charlotte area but I can give you a "quick tip" @Joshua Dorkin :-)
A couple of weeks ago at my local REIA a similar question was posed by a newbie to the area and he left with three recommendations. I would say the folks at your own REIA are going to have the most insight in that this is a service they need as well. If you have one coming up just ask the investors in attendance, I'm sure they can move you in the right direction!

@Hank Fields I agree one larger property will likely be easier to manage than several small ones. I see @Shakeia McKinney reached out to you and as far as boots on the ground you can't do much better. I'll certainly keep you abreast of anything I run across but she will likely be a very solid resource in your pursuits.

@Hank Fields hey there. I currently live in Charlotte just outside uptown (about one mile from Trade and Tryon) in an area that just recently began to see more development. Anyhow I'm always on the look out for multi-family units as well but haven't seen quite as many as I would like as of late. How may units are you talking a triplex or a full scale apartment building? I'm happy to keep you update on anything I come across in that multis are a long term goal of mine so getting some practice in now couldn't hurt!
