@Brandon Turner this isn't exactly what you are wanting - but I feel like it will get you the end result.

Go to your bank and get their ACH form for customers (that is you).

Simply integrate this form in your application/lease signing process.

Done!

One other thing - I would caution against using your website for ACH activity even if its just the front-end because of the fraud/risk/liability...

I try to read it once a quarter to remind myself of my goals.

What I would emphasize is buying for less than $30k and the house being worth less than $30k are different things :-)

You are right to emphasize cash flow and not bad areas.  Just properly forecast all of your projected maintenance expenses.

I would 'interview' bankers - specifically business bankers.

I know a lot of people like to beat up on bankers - but banks do 99% of real estate lending.  Instead of just complaining about them - learn to negotiate and work with them1

Thanks for sharing!  I know some people have already said 250 is small - but if that is all you need to fulfill your goals then good to go.
