@Jeremy Levin if this is as a STR then i'd recommend checking out Proper insurance, they have good coverage for commercial designed specifically for STRs.

@Pete Schmidt, there is a bit of reinventing the wheel involved if you plan on managing properties youself. The tools are available but the operations will always be unique to you. For a well-rounded STR experience you'll want to have the following covered:

Automated messaging - Few options

PMS/Channel Manager - Lots of options

Task/Turnover Management - Few options

Dynamic Pricing - Lots of options

Guidebook - Few options

Smart lock - Lots of options

@Jesse Cote not sure about your specific location for STRs as i haven't done the market research there, but first check regulations, second check comparables.

@Mark Miles yes, northerns and california people have a negative disposition to STRs. Just goes to show, southern's are the best ;-) *i am a former northern*

I've heard Chicago has been hit pretty hard and it's going into the low season soon.

I wouldn't have the answer for that as i believe Airbnb works with local counties on if they remit taxes. Airbnb/VRBO do work with Avalara for tax remittance though.
