@John Teachout Are you assuming that tenants won't clean out their own faucet aerators themselves? Ugh. The things we have to do for them....

@Chuck E. Thanks for the lists guys, I'm putting together my own now. I realize they can run the gamut and are property specific.

@Steve Vaughan I love the vinyl under the sink, we do that in all our units. I have a feeling you and my diy landlord dad would get a long really well!

@Andy Whitcomb Look up Pioneer Flexspace Bellingham. And there are lots of these types of spaces where I live in Anacortes and they are so popular. I know heated and luxury storage is a real money maker, and while I don't know this investment type well (yet) I think it would be a great market. I envision rental (not condo like the Pioneer one). Maybe find land to build it, or convert an old yacht builder building. Endless possibilities. I love your goals and congrats on the second baby!

@Allan Smith Does the 12% include turnover fee? I've seen this model in my area for a more luxury branded company and they love it and have found great success.

@Bud Gaffney My goal is to get our rental portfolio up to 50 units (currently at 20) with large multifamily in our county (Skagit County). We would also like to find some light industrial and create luxury storage options in our area. And to go with that will be perfecting our property management systems and structure. We will be completing a new build duplex and hopefully do at least two more flips next year.

@Nathan Gesner I take it there is no guidelines for this in your state law? I haven't read mine for issues of death, but I guess it falls under abandonment.

@Deisy P. I'll chime in because I appreciate you coming here looking to support and advice. Like others said, you have a real estate problem, not a gender problem. I've been in the construction and real estate field for almost 20 years. Why there were only 6 females in a class of 50 for our BS in Construction Management I don't understand. It's not something a woman can't understand. I believe it is education that builds the confidence to know how to work in the industry. Then it won't matter how they treat you. I'm sure people have tried to avoid the one woman (me) in the construction office of all men, but when I come to them with the answers to their questions, they give me respect. I use my female advantage to blow their socks off and show them that gender doesn't matter. You'll be fine, an experience like that is disappointing and frustrating, but you won't let that happen to you again!

@Suraj Guptha I would get with a local agent who specializes in land, or at least works in the area. Next would be to get to know the county permit regulations. I do a look of work in Skagit County and your idea seems plausible, but there many costs associated with developing raw land.

@James Miller I'm in Anacortes and know the area well, and no, don't see AirBNBs going for that high. But yes, it's a gorgeous area!

@Peter Lee We purchased a house with ADU (location 90 minutes north of Seattle) in 2016 and the appraiser valued the ADU around $27k. I found more value in the ADU than that since we could rent it for $1150 a month. We just sold the property last month for $448,000 and I never saw the appraisal but priced it thinking that the house was valued at $410k and the ADU around $38k.
