I just listened to the Mobile Home Park Investors podcast #073 with Kurt Kelley, which is a discussion post-hurricanes about insuring parks. This is one of Jefferson Lilly and Brad Johnson's podcasts; good info. Kurt Kelley insures many parks through the country.

Come out to a local REIA tonight at 7 pm. 2 local women who are great flippers are going to talk about what's working in the local market. Norcal REIA at Crowne Plaza Hotel, Date and Madison. Gary Link or Tom Hogan are great. If you do the notices correctly and the tenants don't move, the attorneys can take it from there.
Good luck- evictions aren't fun, as you know. I've tried to work with tenants in the past to avoid evictions, but that can bite you in the rear.

I've worked a lot with Lydia Ybarra with Angel Lynn Realty. She invests for herself also and knows what investors are looking for.
Also, Mike Gobbi at Keller Williams out of Roseville is a great realtor for investors.

I'm selling my condo in South Sacramento. 2 bedroom 1.5 bath, aprox. 900 sq ft townhouse. I have no trouble keeping it rented. It is listed on the Section 8 website, and I have constant inquiries for information to rent. Rents $895; HOA $225. Price: $53,000.
Let me know if you'd like more info. I just listed it with my agent who sold it to me initially and I can get you her info. I'm looking to use the funds to purchase a duplex or triplex.

Hi Minka-
The City of Sacramento has a rental inspection program. You need to register all rental properties with the City (for a small yearly fee), and they may inspect it the first year or maybe not for a year or two. The inspections (which they also charged for) are aprox. every four years, though the program hasn't been around too long and it has changed in the short time it's been around. Sacramento County's program is different--mainly self-inspection, I think.
I'm sure there's more accurate info on the city and county websites, though.

If you can find a local landlord (Craiglst maybe) who is looking for another rental to purchase, you might be able to wholesale it to him/her. I've done that in the past for deals that do'nt meet the fix and flip criteria.
