Hey Dominique, I started in Waterbury with the exact same strategy as yours. Be patient, the right property will come (mine was a duplex with an extra in-law studio). Just be ready to act when you see it, the good properties go extremely fast. Fell free to message me if you want to discuss anything else.

O&T Construction. They do all of my rehabs in the area. Message me if you want their info.

@Tiffany Porter it was good, the whole process was pretty smooth, from the first funding, to all of the rehab draws, I would recommend them.

Hey, I don't think you'll be able to find much at all under 70k in a good neighborhood. Another point is that taxes are so high in Waterbury that it makes it very difficult to get any cash flow (assuming you're using some type of financing) with a single family.

@Jeff Brown there's one meetup monthly in Norwalk, I think the second to last Thursday of the month. And then there's one in Fairfield on the last Wednesday of the month.

There are actually a couple of monthly meet ups in Fairfield County. @Bogdan Constantin Stefanide runs one in Norwalk once a month, and then there's one in Fairfield every last Wednesday of the month.

@Account Closed It's tough to scale here in Stamford/Greenwich as an individual investor, you may have to look somewhere else. That being said, if you're ever looking to sell the properties you have around here, I'd be glad to take a look at them.
