Hey @Chris Sherman welcome to BP!

In my [short] experience, I find it very difficult to cash flow a single family house in CT, especially in Fairfield County. I guess you could get some cash flow if you buy it with a lot of equity, but at that point your cash on cash return is very low. My advice, for what it's worth, would be to start with duplexes and triplexes.

@Thomas Kareeparampil I just try to stay away from the war zones, everything else is worth a look. Is yours a duplex?

Ahh I missed the July meeting... I've been looking for something like this for a while now. I've been attending conferences nationwide for about 2 years, it's great to finally have something local.

What a good idea! At these conferences I sometimes see people from BP and go "I feel like I know you from somewhere" lol; no need to do that anymore.

I live in Fairfield County as well, and in my opinion the goal here is to find a house hacking situation where the portion of the mortgage (PITI) that you have to pay yourself ends up being less than what you would pay if you were renting.
