Many investors are using direct mail. Maybe not as sexy as online ads, but you are getting word directly into the hands of potential sellers.

The first step is to define where and what you want to buy. Keep your exit plan in mind when you pull this together.

Next, you want to work with a list broker who has suggestions to help you find the people who own the houses you want to buy - and are likely to want to sell.

The mailing list might include owners with Financial Instability, Recently Divorced, Seniors Ready for Downsizing or Absentee Homeowners. These can be specified with home value, property type, equity and Purchase date to customize to your requirements.

Your mail house / printer should have a variety of letters and post cards that you can choose from.

There are lots of list options out there. Talk to your list broker to get their suggestions. Absentee Owners are good for some of the quieter markets, but get over-used in the more competitive ones, with the same property owners getting a stack of letters.

Seniors with 20+ year ownership could be ready for downsizing. Recently Divorced may be ready to cash in if carrying the mortgage alone becomes a stretch. Financially Unstable can get targeted before they get in real trouble.

Whatever list, be sure to have a home value in the range where you will be able execute your exit strategy.

Consider a mail campaign to renters in the surrounding areas. You might consider teaming up with a mortgage broker to share the cost.

The list criteria should include Renters, age 30-50, Income $70,000 plus, high Financial Stability Score and with that many bedrooms I'd add in families with children.

A good list broker can pull a list of off-market prospective sellers - and you only pay when you order a list. Talk to them about your market and the types of targets you are considering and ask for suggestions. The most commonly used are Absentee Owners with Equity. If you are in a competitive market ask about alternatives so you aren't contacting the same people everyone else is.

There are a number of mail houses out there that will print the letters and mail them out. GoBigPrinting.com and a3marketingletters.net are 2 that I have worked with, and get good feedback from my clients.

You might consider working directly with a list broker so you can really fine-tune the list to contact owners with property you want to buy and are likely to want to sell.

Offer to split the difference with him if you vacate early so he can start work fixing things up.

I had a tenant come in in November. We structured the lease to renew in May, which is a MUCH better renting market, then switch to annual May to May lease.

I agree with Carol. Brokers can segment to pull out the names of people who's property you wouldn't want and are less likely to want to sell. This way you aren't wasting money on postage.

First you need to find property to buy. Direct mail objectives can vary widely based on the part of the country that you are working in. You will want to get a customized list to send out your postcards and letters.
