Think about Seniors with 20+ year ownership. Lots of these folks are ready to downsize to make life simpler.

You might consider a direct mail campaign to potential buyers. One effective list used for this would be Renters, age 26-50, a good income for your area and high Financial Stability Score.

Think about teaming up with a Mortgage Broker to share the cost - it can be a win-win for you both.

You could promote a seminar for home-buying to bring people in.

@Aaron Merrill Direct mail is a good, time-wise way to find properties. It can be a bit problematic getting lists in UT, as many of the counties don't report to the big real estate lists. With a little creativity, you can get around this with owner occupied consumer lists. These might include Seniors with 15+ year ownership, recently divorced and homeowners with low Financial Stability Scores.

I agree with Damien. You need to start a conversation. You might start out as simply as I drove by your property and it is something I might be interested in buying. What are your plans for the house?

Ask if they lived in the house, are they thinking of moving back - ask about the neighborhood.

Get into as much conversation as you can before talk about buying. That way you don't get shut down at the get-go. You might even ask to see the house if they are local. (so I am ready if you do decide to sell) Anything that helps you to build a rapport.

Be sure to send a thank-you note.

I have used virtual assistants in another industry. You do need to be very specific about what is the specific goal of the call. In your case, it might be for the owner to agree to: 1st and foremost, accept an appointment or phone call. If that doesn’t work, perhaps other incremental goals could be for the owner to provide their email address, agree to a brochure in the mail or provide referrals of someone else who might want to sell.

You will need a list for them to call. It is difficult to get one with phone numbers because reputable brokers won’t provide the numbers of people who have signed up for D0-Not-Call. You can start with a postal list and the assistant can look up numbers.

A good group to call during the day would be seniors who have owned their home for 15+ years. The script could go along the lines of:

I am calling for “joe smith” who is interested in buying your house. Have you thought about selling?

If they don’t have a positive answer, ask “How long have you lived in the house?”“Have you considered downsizing?”

A question along the lines of “What is holding you back from selling?”is a biggie. It gives them the chance to find out if it is just too much of a hassle (you can overcome that) or if they want to die in the house (in which case you say thanks for your time)

Make sure they have the information to answer questions and overcoming objections. Work on roleplaying calls. You can use your friends to help out on these. If you have the ability for them to record calls, it can be useful for training.

You will want to have a log for them to complete about the calls. Pay by the hour with bonus set for call-backs and appointments or other goals. And of course a better bonus when you close a deal to keep them incentivized.

@Eric H. If the property is advertised with a date for the foreclosure, then yes, it is out there for everyone to see - You should say that it was in the paper.  In this case, you are probably coming to the game quite late.

If you get information BEFORE things are posted publicly, it can be simply said "public real estate records". I doubt that they will push, but if they do, level with them.

@Hannah Hess, You might consider investing in a mail campaign to see the type of results you get. There are over 4,000 Absentee Homeowners with property in Powell, Halls, Maryville and Knoxville, TN - Home value $50-200,000, high equity single and multifamily.

You might also consider Seniors in the same areas that have owned their homes for at least 20 years and could be ready for downsizing.
