I have to imagine this is pretty market specific? I have properties in a vacation beach market (in Florida) and we're seeing 86-92% occupancy in the high season with our multiple properties. We bought when interest rates were medium-high, but not as high as they are today. 

FWIW: We aren't booked out at 92% months in advance like previous years. We are booked at 92% for the month about 2-3 weeks before the date. I think people are just planning vacations less far in advance... any ideas as to why? what are you experiencing?

Start by hiring a good cleaner, a good cleaner makes everything easier!

Hey @Junior Hall! I don't have direct experience in renovating a 4plex, but I do recommend checking out Lender Finder, a free way to quickly find and compare investor-friendly lenders who specialize in flips or whatever you're looking for!

HI An! Welcome to BP! Here are some tips for networking and making the most of your account on the site -- we also have a book on Long Distance REI that could help you get started. 

1) I'd fill out your profile fully before you do anything else! As that will at least help folks that you reach out to know that you are a real person, with a picture and professional bio. Particularly be sure to include your goals for real estate investing so that folks can help you.

2) Go to the Search bar, and look for some local members in your area or area you hope to invest in! Reach out to a few of the folks and connect. You can do that here.

3) Review this comprehensive 64 page deck on the state of the 2023 housing market (in your resource page as a member of BiggerPockets!) for real estate investors put together by Dave Meyer and available for all BiggerPockets members.

5=4) Consider meeting with a few agents in your area you hope to invest in, even if you are just getting started! An investor friendly agent can do all sorts of helpful things, like setting you up with a search for properties or connecting you with folks who have recently done deals like the ones you want to do. They will be able to help you from afar as well

6) Consider analyzing a deal or two in your goal market, just for practice. Since you're already a Pro you get to access the calcs free: Rental Property Calculator

@Tommy Stanley Welcome to REI and to BP especially! I have a few properties in FL (along 30A and in Sunnyside) that I manage with my husband as STRs. We haven't done the BRRRR strategy there though I know it's tough to perform now with higher interest rates. What did you decide to do?
