@Nathan Gesner Wouldn't small claims court be just the ticket for this? I think avoiding a lien would be in Adam's best interest and just ignoring/saying no to the PM wouldn't really get the problem solved!

At this amount of cost to you which is, I think $4k and an additional $10k extra from what you've already paid them (and it sounds like you didn't even want to pay the $10k, but you did?) plus their lack of following contractual terms, I would call a lawyer in your area for next steps.

Oh boy have we come a long way in just 6 years! I think I posted this my first week on the job at BiggerPockets. 

Not only do I still have that first property I mentioned I was looking for in this post, I have 16 MORE doors with my husband
