I bought an investment home through a wholesaler couple of months back for 290K. ARV was about 400K with 40K in rehabbing cost. I listed it last week for $430K (thanks to the next house that sold for $425K) and am now under contract for $445K.

Deals are there but fewer. You have to jump on when it fits your criteria. FYI - I was not the highest bidder @ 290K, however I was ready to close in 10 days since I had the cash. 

Cash is key in this market !

@Duncan Hayes and others- Great points. 

I am a flipper in Atlanta market. We do 3-5 high quality and extensive flips a year. Most of my deals have come from wholesalers in the past. I am looking to get into lead generation myself. Not to wholesale to others but to use it in house. 

Looking to focus on 1-2 counties of interest where I operate. I am struggling with data source. What would you recommend ? Where do I pull the data from ? ny suggestions would be appreciated. (I am aware of Propstream and listsource)

Looks like an opportunity. Underwrite the numbers based on current NOI and not proforma.

I would install a motion sensor Alarm...It may help to talk to local PD and ask them to drive by / stop over. I believe DeRosa Group (Matt Faircloth) did something similar in NC. PD charged him $50 a night if I am not mistaken.

Certainly, red flags in those messages. Seems to be a desperate guy looking to get a quick buck.

Typically, I buy the material. For labor, at most I would give $500-1000 to get started. I also give 3-4 tranches of equal amount depending on the deliverable. 

Chattanooga seems promising and @Adrienne Green is a good resource to tap into. 

You may want to re-evaluate Rome. Crime and Poverty levels are high in most neighborhoods. Are you looking for SFR or MFU?

Not sure what metrics you have used in penciling down this market but make sure you look at population growth trends, income levels, poverty levels, Job diversity, schools etc. A lot of this info you can get from census website.
