Are there any investors here who are active in South East, especially GA ? Would love to connect and pick your brain.

John,
Also, is there a site where you got some of your data ? I thought it was pretty comprehensive.

@Michael Wagner - I'm grateful for your insight. I don't want to force anything, but at the same time not sure if I'd be passing up on a smart (long term) business move. Plus, you make a good point, and I..."don't want to be the straw that breaks the camel's back!"
My goal is to also purchase existing value-add facilities and "force" appreciation. That biz plan, however, seems to be getting harder and harder from my not-so-experienced perspective :) It appears that so many people are jumping into this space and competition is greater with pricing becoming more and more northbound. I'm still learning and looking for the best deals. I'm sure you and @Scott Meyers have better resources and channels to finding those deals - Thanks again!

Cumming / Buford has had tremendous growth in the recent past. Gwinett county has had a lot of migration lately. Taxes are high and schools are good. There is room for appreciation but handsome cashflow may be challenging .

5% COC is common in ATL these days. Personally, I would not invest for that kind of return. I would suggest drive by in your targeted area. You will be surprised a lot of properties can be found (off market) and the owner could be a motivated seller. Network with wholesalers and realtors and also attend your local REIA meetings. Persistence is the name of the game.
