Wow.. sad to see the 'not so good' reviews of @Neal Bawa.
During Covid, I followed his podcasts religiously. I guess I will take a step back for now and evaluate the MFU investing landscape for now.

I would first consider the opportunities in AZ since the growth in that state is great. Assuming, nothing excites you in AZ, I would visit this site - https://worldpopulationreview....
I would toggle the Population Change column and look for the greatest growth. Download the results into an excel sheet. Delete all cities which have a growth less than 8% (That is US average)
I would also delete super small towns (even if the growth is above average). Perhaps a population of 15K would be a minimum. It really depends state wise. You will have to play with the cutoff and decide for yourself.
Once you have the edited list of towns with great growth and big enough population, then visit www.city-data.com and filter out cities with high poverty (More than 20%) and High Crime Index (Index greater than 300).
This list would be your target list. Then of course get in touch with agents in these towns or look up on MLS/Zillow.
Hope this helps. I knows it seems a lot of steps, but once you do it, you are set for the next step.
I would also keep away from Austin - its become too expensive and you are kinda late to the party :)

Yes, they are legitimate. We have bought several properties from NW. You have to be quick to decide and be ready with the EM. They, like al wholesalers, call investors at the same time, which often leads to a bidding war.

How are you cashing out 100% ? Lenders will lend 75-80% of LTV, right ?

Curious, why would you build to rent. Isn't your capital locked up for a long time ? Whats the strategy here ?

In terms of preferred method of investing in the Nashville market and greater Nashville market. I would say larger scale developments in the secondary markets are in my opinion the best way to go. (Goodletsville, Old Hickory, Hermitage, Gallatin)
The reason being is cost of land and being able to build affordable housing.
On the same note, closer to the city I would say townhomes/condos and anything else that is affordable.
Affordable housing is still a major pain point and so if you can provide that then you have an unlimited buyer pool
Plan this year was to build to rent instead of selling. The problem is the market is too hot right now to be holding onto rentals when you can sell them at these prices.
Build to rent is still something I'm looking to do though, especially if I can find townhomes to build.
This is the only way I can make rentals make any sense right now in this market. Buying something, even off market for a good deal still has poor rent to value ratios right now.

Definitely, get in touch with a realtor to help you out.
Gwinett county has had explosive growth for sure, taxes are high too.
Cobb is a good county to be in. Cherokee county (Canton, Woodstock) is seeing a lot of growth as well
Paulding county has good schools and is cheaper too. It is poised for appreciation in the future.
So you have a few options to work with... Good luck !
