You know whats AWESOME @Jim Genis ... @Kevin Rogersand I are actually good friends, and have played a number of times together over the years.  He is in fact an amazing musician, and I'm pumped for him getting into real estate.

I always just try to lay it out as simply and as honest, in a kind but clear manner as possible.  At the same time, if you can't help someone, its also not something you want to spend a lot of time doing.  I like to understand the situation, address the problem, give them kindness and sympathy for their situation, and then either take action myself, or help give them a few action steps to take:

"Mr. Seller ... thank you so much for reaching out to me, and I appreciate the opportunity to do busines with you.  In this case, our numbers don't work to be able to buy/rehab/flip/rent/sell this house, but I love being able to help make these situations a win win ... that sound good? 

Mr Seller - Yes.

"Great, well let me recommend you reach out to _______ (realtor/wholesaler/bank/etc) and I know them, and they do a great job.  Who knows, down the road you might need to buy a house or have a friend who wants to buy or sell, and you will know exactly who do call.  Sounds good?"

Mr Seller: Yes, thanks so much for your help ... .

If I can monetize the lead, obviously I would like to do that.  But if it is a case where making $500 or $1k bucks sending off a referral that may or may not work for the seller, versus helping the person get out of a crappy situation ... go the right route, get them the person who can help/buy/rent ... and move on.

Hi @Robin Hunter ... let us know where it is and we might already have an investor buyer for it.  It would just depend on how you market, whether your seller wants to give any alternative financing options like lease option or seller financing.  Also depends on what he is trying to sell for versus the rental amount ... hope that helps.

There is a lot of great food for thought on this line of posts ... we just sold our latest flip pre-market with an agent I knew, with a buyer who had missed on several deals before ours came across. They wrote a full priced offer ... we offered commission for any buyers agent bringing a buyer.

We work with several trusted real estate agents ... so there is definite advantage to someone who knows what they are doing in marketing and selling, and NEGOTIATING the deals ... but that doesn't mean you can't pre-market the house.

I think for our next ones we will have a similar sign as @dev horn has above ... and just put it in the yard as we start.

I am working on putting together more and more turn key properties for sale in our area. We have a great ROI and solid rental neighborhoods. The thing I am not quite clear on is how you are finding your deals when you buy (you, who is buying turn key properties), and what you are looking for in your management team?

I'd love any input, lessons learned, things you love about your management, you don't like, and how you are deciding on the price you are willing to pay on the investments.  I am NOT trying to garner business here, just looking for real insight from those of you either selling turn key deals, or who are actively buying/holding them.

I am also interested in this question. I've looked at appfolio and buildium ... I like appfolio but it's incredibly expensive. Anyone have experience with it?
