@Jim Keplinger great introduction and welcome to BP. Sounds like you've lived all over (I'm jealous) and glad you've momentarily landed in our great town of Bloomington. We have a local investors group that meets up the third Monday of each month, all are welcomed. Typically we meet up at either Crazy Horse or the library, I'll keep you posted. If you have some questions about local financing send me a direct message and I might be able to point you in a couple places. 

Sounds like you are off to a good start and hoping we can connect sometime. 

@Brad Brosmer, I sent you a DM with some more info, but for the larger audience; we have a meetup once a month at 7pm on the third Monday of each month. Location varies, but we try and extend a message on BP but most of us are regulars and we just decide at the previous months meeting. Let me or @Thomas Landis know if you have questions, we are always looking to expand our group and network.

Welcome to BP, and go Hoosiers!! I'm a fellow Kelley Alumni and still living here in Bloomington all these years later. Good luck on your search for summer opportunities back in Cali. When you come back to B-town in the fall you should reach out. A group of us (10-20) meet once a month to talk all things related to real estate investments, and you are more than welcome to join.  Enjoy your summer and hope to see you come August.

Welcome, and Go Hoosiers (its little 5 weekend!). I've never thought of asking an urban planning question, but now I know who to go to when I have one. Where is your property in Bloomington?  Is it zone for multi family or commercial units?  If so I may be interested or know others who are.

I think I know the property you are referring to. The southwest side of town is generally a lower income area. Also, you should be aware that the properties on Curry Pike are currently in the county, but Bloomington plans to annex this area January 1st 2020 (still being finalized, but the mayor announced this last month). Being annexed into the city will cause a property tax increase, which should be factored when looking at NOI and Cap Rates.

Logan, there is a local meetup group here in Bloomington, and it just so happens to be tonight at 7 at the library. It consists of 10-15 local investors and we meet once a month to bounce ideas and topics off of each other. You should try and attend if at all possible. As to your question, yes you can work full time while starting to invest, and work towards full time investing, but it does take time and money.  Hope to see you later tonight.

Christine, I'm from Indiana, but have been thinking about the Rock Hill/Fort Mill area as an investment opportunity. My sister lives closer to Lancaster, and I see the growth each time I visit. I'd love to get your understanding of the market. So far I've seen a lot of land deals with commercial development opportunities but initially have not found many pre-existing multi family properties.

Now I'm jealous that we are stuck here and not in Kauai. I'm always available to meet up and throw around some ideas of how to improve our structure and set us up for success. Keep me posted. 

Yes, welcome to the Bloomington market, hope to see you at our meet ups, alright not sure if you are living in So Cal and managing from afar or now a Bloomington resident. I echo Ryan's comment on AMI, they have been great to work with in the past and they understand real estate investment construction (where to spend money for return, where to save, and what finished are durable for renters).
