Your method seems similar to @Lisa Phillips Sub30k approach. Are you familiar with her? @Kadian F. this may be of help to you as well! 

@Angela DeBorja I'm approaching 40 as well. I feel like I still have enough time and these next 10 years are critical to my success. I've been thinking about for the last 5 years! It's time to make it happen!
