Too funny Bill. I did think about what else he might deem ethical in his mind. I can't help but laugh at how many topics come into play on forums ie..guns Knives, college exams....:) thanks again Bill!! :)

To Mark, Steve, Steven, Joe ,Aaron, Dawn & everyone else that commented about my thread. First and foremost, thank you for speaking your minds on this subject. I really do absorb everything I read here. I know all of you care a great deal about the reputation of the investment business & are genuinely concerned about teaching people like myself how to be successful in this field we are all so passionate about. I must clarify that those couple instances where I entered abandoned homes was quite a few years ago,. I felt at the time that I was doing no wrong. My knowledge of Realestate & laws & regulations was almost nonexistent. I knew they weren't mine didn't see harm in looking. Again, young and curious. I think we ALL can reflect on things we have done ,especially in our younger days, that we know we're Really Not Smart Decisions and can reflect on them with a sence of humor. I DON'T today nor have I EVER broken into any house or anything else. I stick to my morals, core ethics & beliefs no matter what advice comes my way. I started this thread because I DIDN 'T want to do anything unethical or illegal. I didn't know the answer so I put it out there. I've learned that illegal depends on where you live & unethical is a matter obviously still up for debate.I thought that a realtor I never met in person suggesting I open lockbox myself sounded wreckless at best. I've decided after all advice to MOVE ON. I want a realtor who abides by all legal & ethical codes. Will I continue to at my past mistakes & find the humor in them. YOU BET. The only advice at this stage of investing that I can contribute to newbies is don't be afraid to ask anything on here. You will get answers. If I may suggest to ALL BP members, please read Thread from start to finish before commenting. I have seen it before where a comment sounds rude or off base simply because the person commenting did not have all the information. Again, my sincere thanks for all the time & concern each of you put into this & all other forums on BP!!!:) :)

Hey Jenkins. The realtor told me to open lockbox & look around. I certainly never asked to look myself.That being said, I completely agree with you. Sounds shades, so I'm Moving On.Loved your straightforward answer. Thanks again Jenkins.:)

Agreed Steven & thank you for comments. These days I'm keeping my nose in the direction of front doors, escorted by realtors & out of windows & broken back doors. :) the air is much cleaner there. :)

That's the type of lockbox for sure Joel, but from what I can tell, no contractors have been there. After reading all the posts with lots of good info, think I'm wise to wait & have realtor meet me. You are right on about REO realtors not making a lot on individual sales & this realtor is not close by. About emailing the code & telling me to look for myself, I thought it must be normal practice since he wasn't trying to be discreet about it. The jury's still out on him. Thanks for the info & good advice. :)

Rest assured Dawn, that my one window crawl & 2 unlocked door entry's stemed from youthfull curiosity & extreemly poor judgement. I must admit,however, that at the time it was SO EXCITING! Desperation & lack of inventory played no role in my curious capers.:) thanks for taking time to post. I have read a lot of your posts & appreciate all you bring to BP. Many thanks Dawn. :)

Thanks for the play by play.If only you had been crawling through an abandoned apartment window to find your open book test book, which by the way, wouldn't have been there because the apartment was abandoned.....You would have slipped through with great ease because no dresser would have been there because it was an abandoned apartment.:) Thanks for lightening the mood & Note Taken on Crawling & Entering.:)

Well I sure opened a big can of worms. :(. Thanks Aaron for the food for thought. I'm leaning towards leaving the lockbox for the Realtor to open & escort me in.:). I knew when I mentioned entering houses through windows & unlocked doors that I might get a wee bit of criticism. I expected that. Is that the smartest thing I've ever done? Absolutely Not! Would I ever do it again...... I'll haven't to think about that one. The one time I crawled through a window was right before house went to auction. I knew it was abandoned thanks to a neighbor friend of mine.I wasn't a desperate investor & there was lots of inventory to choose from. I was going to watch my first auction & wanted to see what it went for. Ended up not being offered that month. Guess that was my penance for taking an unauthorized peek.:) Some day I'll tell you my squatter story, but for now...think I'll keep that one behind " lock & key " Thanks again Aaron for your views on the lockbox quandary & seriously, now in my 50's, the thought of seeing myself crawling through a dirty window possibly falling onto a nasty,stinky ,bacteria breeding carpet remnant scares me as much as the thought of who might be taking up temporary residence on that nasty, stinky.... You get the picture. Not pretty any way you look at it! :):)

Thank you Mark. I think I've decided to abandon that whole thing altogether, including the realtor whom I've yet to meet. It sounded fishy from the start. Moving on. Thanks for the comments Mark. That is what my conscience was saying all along. Abandoned homes I'll risk in hopes of making them better, but this is different. Great info. :)
