It does sound hokey & not much to their website either, but weekend Realestate segment every Saturday on News 92 FM had this realtor talking about helping investors find good deals on foreclosures. Do you have any suggestions, Ben, where I might look on line to see if they are for real? Can't find them on HAR or Realtor.com . Thanks again! :)

Hello BP. I've missed you. Been off site for couple weeks. WITHDRAWELS!!!:(. Wondering if anyone in Houston area has heard of Trillionaire Assets ? Heard local radio talk show this weekend with realtor from there who specializes in REO's. Would love to here from anyone who has knowledge of this group & if so, what your experience was. Thanks for any info you might have. :)

Thanks Phillip. When you say ( functional utilities ), does that mean plumbing & electrical? I know that old plumbing can get very costly to fix when it goes bad. Makes sense that would factor in knowing it's life expectancy is much less than a newer home. I'm also learning about difference in newer copper wiring verses the old . Great idea to look at solids with age and style in mind. I get so caught up in making sure the numbers are right , so tonight I'll take a fresh look. Thanks so much for the insight Phillip!! :)

I think I read that 5 times before it started sticking, but I remember your break down on comp analysis in your book. I know my Realtor is very competent, but I'm learning that her results are only as good as my preparation. Some day I hope to meet you @J Scott & have you autograph my Real etate Bible. Just sayin!!! :)

Welcome Deon. I can't give much in the wisdom department, but just connecting on BP has been so encouraging for me. I've been with BP for only a few weeks, and I'm BLOWN AWAY by the knowledge, wisdom & encouragement I get every day from my BP family. Read forums, ask questions, listen to podcasts & interact. Hey BP. If I rehab 30 year old house to match a much newer house in same neighborhood, making sure roof, ac,heating .... Are all close in age, cen the age of original build make enough difference that they can't be comps? Asking because house in question was built in 1984 & my Realtor said we shouldn't pull comps in same neighborhood that were built after2000. Because even though 1984 house would be mostly new on inside & close time frames for roof ac heating as newer homes, she said people won't pay same per sq ft. Am I showing just how green I am by being surprised at that? I'm confident in my rehab cost, holding expenses & everything I'm following in @J Scott 's book, but I'm questionning my Realtors view on comps. I know I have still so much to learn. Please enlighten me on this. Thanks everyone!:)

Hey Brian. You mentioned Angie's list & although I'm new at this, I supervised the gut job on the house we live in. My floor guy was great, but the granite referral he gave turned out to be a COSTLY lesson on my part. Halfway through, I got on Angies List & it was great. I will say to read all the reviews on sub you are looking for. I go straight to A+ rated & look for subs that reviews said were great BUT NOT HIGHEST PRICE. I had great luck with them. I agree 100% with @J Scott .Move on... :)

I think some BP fairy dust just blew onto my iPad because @ mention started working on my iPad about an hour after my post on here. I haven't even tried to download BP app. Happy Happy Happy. :)
